Questions to Ask Before Purchasing a Property
By Urban Group · Published · 5 min read

When you're viewing several properties, details blur together quickly. Asking the same set of questions each time makes it much easier to compare options fairly. This list is a starting point — it isn't legal or financial advice.
About the property itself
- What is the carpet area, and what does the quoted area include?
- How old is the building, and when was it last maintained?
- Which way does the property face, and how much natural light does it get?
- Are there signs of damp, especially on walls facing the monsoon winds?
About the building or complex
- What are the monthly maintenance charges, and what do they cover?
- Is there dedicated parking?
- How is water supplied, and is there a backup?
- Is there power backup for common areas or the unit?
About documents and approvals
Ask which documents are available for review, and have them checked by a qualified advocate before you pay any token amount. For projects under construction, ask whether the project is registered with Goa RERA and check the registration yourself on the official portal.
About costs beyond the price
The purchase price is only part of the cost. Ask what else is payable — for example registration, stamp duty, society transfer charges or deposits — and confirm current rates with a professional, as they can change.
